A market appraisal is an important part in the selling process as it helps you understand the potential value of your property ensuring you do everything you can to help move along the closing process. There are a number of things sellers can do to pump up the property value and here are some tips to make sure you get the most out of your market appraisal.

Complete All Maintenance & Repairs

The condition of your home is important when it comes to an appraisal. Everyone tends to have a list of outstanding jobs they keep putting off, they may only be small jobs but they add up to the overall condition of the home. It is best to check off your to-do list before your appraisal, this way your Realtor can give you a clear assessment of your property.

Don’t Forget The Curb Appeal

Don’t forget the exterior of the house also has an impact on the overall valuation. Check all functional issues, such as the guttering, are in order before moving onto aesthetics. You don’t need a gardener, just make sure pathways are clear and the gardens are tidy.

 

Home Improvements

It is good to document any improvements you have made to your home and fixtures in your time there. Before and after photographs are an easy way to show the updates as they display any added value to your property. Any paperwork you have relating to the improvements is useful as it validates the assertions and helps your Realtor to assess the quality of the work for the appraisal.

Clean, Clean, Clean!

It may sound obvious but make sure your home is clean and tidy before you invite your Realtor over. Appraisals are subjective and a clean home is always going to rank higher than one perceived as messy.

The Final Touches

Things like adding a fresh coat of paint, replacing an old rug, switching to newer fixtures don’t take a lot of time or money but will update the home to add value to your appraisal. Stick to projects that can easily be completed to freshen up the overall look. 

 

Give Your Realtor Space

We know it is an exciting time and it is tempting to give your Realtor a tour to point out all your improvements but we would advise against this. Realtors deal with appraisals on a day to day basis so know what to look for. Give them the space to do their job and be on hand at the end to answer any questions they may have.
